First Home Owners Grant

The First Home Owner Grant (FHOG) gives money to people who are buying their first new or greatly renovated home.

You can't get the FHOG if you start your property transaction on or after July 1, 2019. If you're building a home, your transaction needs to start on or before June 30, 2019, to get the FHOG.

The start date of your transaction is when you sign and exchange the contract, not when you settle. If you're building, it's when the foundation work begins.

The FHOG has been replaced by the Home Buyer Concession Scheme.

To be eligible for the FHOG:

- You must be buying or building a new or renovated home with a start date between January 1, 2017, and June 30, 2019, or building your own home as an owner-builder, starting between January 1, 2017, and June 30, 2019.

- The total value of the property (including land) must be $750,000 or less.

- You must complete the First Home Owner Grant Application SmartForm with all the necessary documents within one year of finishing your transaction.

- Everyone involved in the home must apply.

- Each applicant must be at least 18 years old, unless there are special reasons.

- No applicant can be a company or trust (except for a trustee for someone with a legal disability).

- At least one applicant must be an Australian citizen or permanent resident and plan to move into the home within 12 months of settlement or completion of construction and live there for at least one year.

- Before July 1, 2000, you owned or had a part in a residential property anywhere in Australia.

- Between July 1, 2000, and January 1, 2004, you got involved with residential property and lived there for any time.

- From January 1, 2004, onward, you bought residential property and lived there for six months or more.

If you got the grant and later paid it back, you might be able to apply for it again, depending on the situation.

You can't get the FHOG if:

- You've already received it anywhere in Australia.

- Before July 1, 2000, you owned or had a part in a residential property anywhere in Australia.

- Between July 1, 2000, and January 1, 2004, you got involved with residential property and lived there for any time.

- From January 1, 2004, onward, you bought residential property and lived there for six months or more.

If you got the grant and later paid it back, you might be able to apply for it again, depending on the situation.
